Position Summary

We are seeking a highly skilled, seasoned apartment maintenance professional and leader to provide high-level and daily management of internal and external inspections. This position will focus on preparation for and successful completion of a variety of inspections including REAC/NSPIRE, Minnesota Housing, Local Municipality and Internal (Aeon) inspection programs. This position requires stellar planning, follow-up, leadership, and high-level apartment maintenance skills. The Inspections & Preventative Maintenance Manager reports to the Director of Maintenance.


Key responsibilities include, but are not limited to:


  • Lead the development and implementation of a comprehensive preventative maintenance program for all properties within the portfolio. This includes defining maintenance schedules, identifying critical equipment and systems, and establishing procedures for proactive maintenance activities.
  • Serve as the primary contact for all assigned inspections including REAC. Schedule and complete Pre-REAC inspections for all HUD financed and affordable properties. Compile the data and communicate to the Senior Director of Operations and Portfolio Director. Additionally, lead all REAC inspections and report any health and safety items to the Director of Maintenance or Portfolio Director as appropriate.
  • Perform safety audits and inspect facilities, machinery, and safety equipment to identify and recommend possible corrections for potential hazards and to ensure safety regulation compliance. Assess property conditions to identify maintenance needs and prioritize preventive maintenance tasks.
  • Develop customized maintenance plans for each property based on assessment findings, equipment specifications, and operational requirements. Collaborate with site maintenance teams to ensure alignment with property-specific needs and objectives.
  • Attend all Boiler and Mechanical Inspections at each property and report findings to the Director of Maintenance and Portfolio Director.
  • Create and maintain an effective and efficient inspection audit system: Effectively review property staff level inspections and check for accurate, complete findings. Drive continuous improvement by building strong relationships with site maintenance staff, Site Managers, and Portfolio Directors.
  • Collect and analyze maintenance data to evaluate the effectiveness of the preventative maintenance program. Generate reports and metrics to track key performance indicators, identify trends, and make data-driven decisions for continuous improvement.
  • Assist with or conduct any other inspections or audits that may arise.
  • Other projects, as assigned.

Skills & Qualifications

  • Must have 5+ years of proven and high-level apartment maintenance skills including, but not limited to plumbing, electrical, general carpentry, advanced HVAC, and appliance trouble shooting.
  • Demonstrated experience in developing and implementing preventative maintenance programs for commercial or residential properties.
  • Strong analytical skills with the ability to analyze data, identify trends, and make data-driven decisions to optimize maintenance strategies and resource allocation.
  • Ability to engage in high-level interpersonal interactions that are culturally responsive, ensuring consideration for differing needs and expectations of residents, staffs, vendors, community members, etc.
  • Proven ability to work effectively across business teams and external partners, driving results.
  • Ability to work on a variety of tasks simultaneously and consistently meet deadlines.
  • Proficient with Microsoft Office and comfortable with different technological platforms (ie. Microsoft Project, CAD, building monitoring systems and software, etc.).
  • Must be a resourceful problem solver with an attention to detail and a seeker of excellence who values results, hard work, customer service, and loyalty to Aeon's mission.

  • Valid drivers' license, reliable vehicle and vehicle insurance is required.
  • Physical Requirements:
    • Ability to stand, walk, reach, climb, bend and kneel for extended periods of time.
    • Ability to complete daily tours between properties including but not limited to inspecting grounds, common areas, hallways, stairwells, and apartment homes.
    • Ability to lift up to 30 pounds frequently and 50 pounds occasionally.
    • Ability to reach above and below the shoulders.
    • Ability to use hands and fingers to grasp, twist and pull.
    • Ability to withstand external weather conditions such as working outside in the rain, cold, heat or other adverse weather.
    • Ability to quickly respond to sights and sounds that may pose a threat to persons or property.

Compensation, Hours & Location

Compensation is commensurate with experience. Aeon offers an impressive benefit package that includes medical, dental, vision, life insurance, short-term and long-term disability, retirement plan, generous paid time off and an employee assistance program. This position offers Monday-Friday, daytime hours. Typical work schedules are 8:30am-5pm, but there is some flexibility in these hours to accommodate the needs of the property and the staff person. This is an in-person position and will work mostly at Aeon properties throughout the Minneapolis-St. Paul Metro Area and Aeon's Central Office. Occasional work at training facilities and other ff-site locations will occur from time to time.
